Request a quote

Are you looking for a roofing company in Geneva to repair a leak, redo a roof covering or insulate from above? SOS Travaux is a neutral matching service: you describe your project online, your request is passed on to craftspeople and firms in the region, and they get back to you to prepare a free, no-obligation quote. The site has no team of roofers and no named partner.

This page looks at what is particular about roof covering, flashing and roof insulation in a dense city at the end of Lake Geneva.

The most common roof covering work in Geneva’s buildings

Geneva is a city of contrasts: tightly packed apartment blocks in Les Pâquis, Les Eaux-Vives, Plainpalais or La Jonction, houses and small buildings in Champel, and old properties around Saint-Pierre Cathedral. Each type of building calls for its own work.

  • Spot repair: displaced or broken tiles, a loose flashing strip, a leak around a chimney or a roof window.
  • Maintenance: moss removal, checking the fixings, cleaning gutters and rainwater downpipes.
  • Re-roofing: removing the old tiles, slate or fibre cement, checking the substrate, laying a new roof covering.
  • Flat roof waterproofing: common on residential buildings and extensions, it should be checked before each winter.
  • Flashing (sheet-metal work): valleys, verge trims, gutters, sills, chimney flashings. This is often where leaks begin.
  • Roof windows: installation or replacement in attics being converted.

In dense neighbourhoods, many roofs are shared with neighbours or overlook narrow courtyards. Reworking a single slope may therefore require coordinating the work with the neighbours, and the choice of scaffolding or crane matters as much as the roof covering itself.

Geneva’s old town and protected buildings: the roof as part of the landscape

Around Saint-Pierre, the old town rises up a hill, and its roofs can be seen from afar, from the lake as well as from the bridges over the Rhône. Changing the appearance of a roof there may require a permit: the colour and shape of the tiles, the material, dormers, roof windows, rooftop installations. The canton points out that the old town and certain neighbourhoods are protected.

In practical terms, if your building is old or listed, do not order materials before you have asked the municipality and the Office des autorisations de construire. A quote based on a material that is finally refused is a quote to redo.

Even outside a protected area, a renovation that changes the colour or the visible pitch may require an application. If in doubt, checking costs one procedure, whereas forgetting can cost a whole building site.

Lakeside climate: rain, heat and snow on Geneva’s roofs

The canton is very urban, beside the lake, with mild winters on the plain and hot summers in the city. This shifts the priorities compared with a mountain municipality.

  • Snow: Swiss roofs are designed for the snow load of their location, according to the SIA 261 standard, which is higher at altitude. On the Geneva plain, the load is lower, but the sizing of the roof structure and fixings still takes it into account. A professional should be able to tell you what basis they are working on.
  • Summer heat: under a roof heated by the sun, attics overheat. Insulating at roof level protects against the cold, but also against this heat. The choice of insulation and of underside ventilation deserves discussion.
  • Rainwater: in the city, gutters get blocked with leaves and dust. Well-maintained flashing prevents façade damage and damp on the upper floors.

Roof insulation and solar panels in Geneva

Redoing a roof covering opens the door to two related projects: insulating and producing electricity.

Insulation. On an older roof, removing the roof covering makes it possible to insulate from the outside, without encroaching on the habitable attic. The added thickness can change the height of the roof and how it meets the neighbours’ roofs: this is precisely the kind of change to report to the municipality. On energy matters, the canton has a cantonal energy law (LEn) and a cantonal energy office (OCEN), on which the Programme Bâtiments subsidies in Geneva depend. The conditions change: check them before the work, not after.

Solar. The roof is the natural support for panels. It is better to plan the installation at the same time as the renovation, so that the roofer and the installer coordinate fixings and waterproofing. You will find more information on solar panels in Geneva.

Permit, property manager, co-ownership: the steps for a roof in Geneva

Three contacts come up almost every time.

  1. The canton and the municipality. Building permits are issued by the canton, through the Office des autorisations de construire. Depending on the scale of the project, a simple like-for-like repair may require no procedure, whereas a visible alteration will. Confirm with the municipality or the relevant cantonal service before starting.
  2. The property manager or landlord. Geneva has many rental buildings run by property managers (régies). If you are a tenant, you do not decide on roof work: report the leak, the stains and the fallen tiles in writing, and keep a record.
  3. The co-ownership. In a PPE (condominium-type co-ownership), the roof is a common part. The renovation is put to a vote, the quote circulates, and the financing schedule depends on the renovation fund. Prepare two or three comparable offers for the meeting.

Work at height requires fall protection, in line with Suva guidelines (the Swiss accident insurance body): scaffolding, guardrails, nets. Ask for these protections to be stated in black and white in the quote, along with how they will be installed. In a city where trams and buses run along the main roads, also think about access: a narrow street or a parking space to reserve can change how the site is organised.

Preparing your roofing quote request in Geneva

The more precise your description, the more comparable the quotes. Note down:

  • the type of building (apartment block, co-ownership, villa, old or protected building) and its neighbourhood;
  • the current material (tiles, slate, fibre cement, waterproofed flat roof) and the extent of the problem;
  • the symptoms: stains on the ceiling, damp in the attic, displaced tiles, a detached gutter;
  • your wishes: simple repair, full renovation, insulation, roof windows, preparation for solar panels;
  • access: courtyard, narrow street, floor, immediate neighbours;
  • your status: owner, co-owner, or tenant acting with the landlord’s agreement.

A few photos of the roof and the affected ceilings are worth more than a long text.

What a serious quote details

Compare offers line by line: area, materials, removal and disposal of the old elements, substrate and underlay, flashing, insulation if planned, scaffolding and protection, cleaning, payment terms. An offer that is much cheaper than another sometimes leaves out an item. Ask what is included before concluding.

What makes the cost vary

The price depends on the area and the pitch, the chosen material, the condition of the roof structure discovered when the roof is opened, the complexity of the valleys and flashings, the difficulty of access, the need for a crane or substantial scaffolding, and any requirements linked to a protected building. No serious figure can be given without a visit: only the quote will provide it. To start the process, you can request a quote that is free and without obligation.

Frequently asked questions

Do you need a permit to redo a roof in Geneva?
It depends on what you change. Like-for-like maintenance does not carry the same requirements as altering the appearance of the roof, a dormer window or insulation that thickens the roof. In the old town or on a protected building, caution is advised. Check with the municipality and the cantonal Office des autorisations de construire (building permits office) before signing.
Can a tenant ask for roof work?
The roof belongs to the owner or to the co-ownership. A tenant can report a leak to their property manager or landlord, who decides on the work. In a co-owned building, the decision generally goes through the owners' meeting.
Can solar panels be installed when the roof is renovated?
It is often the right moment, because the scaffolding is already up and the roof covering is open. You should still check the condition of the roof structure, its orientation and the rules that apply to your building with the municipality and the relevant cantonal service.
What should a roofing quote include?
It should describe the area to be treated, the type of roof covering, the scaffolding, fall protection, the flashing, the removal of old materials and any insulation. The more detailed the quote, the more reliable the comparison between offers.
Does snow really matter in Geneva?
Swiss roofs are designed for the snow load of their location according to the SIA 261 standard (Swiss Society of Engineers and Architects), which is higher at altitude. On the plain, by the lake, the load is lower than in the mountains, but it is still taken into account when calculating the roof structure and fixings.
