Replacing windows affects comfort, the heating bill, noise and the look of the façade. In Western Switzerland, a project involves municipal, cantonal and sometimes heritage rules that vary from one place to another.

On SOS Travaux, you describe your project online. Your request is passed on to tradespeople and companies in the region, who contact you to prepare a free, no-obligation quote.

Windows, glazing and sealing: what this trade covers

The trade covers the complete replacement of windows and French windows, but also changing only the glazing in a retained frame, fitting roof windows and the sealing work between the window and the wall. This last point matters as much as the window itself: good glazing poorly connected to the masonry lets air and moisture through.

Frames come in several materials:

  • Wood: traditional look, regular upkeep of the finish, often preferred on older buildings.
  • PVC: reduced maintenance, wide choice of profiles and colours.
  • Wood-metal: wood inside, metal outside, which protects the wood from the weather.
  • Metal: slim profiles, suited to large glazed areas and certain architectural styles.

As for glazing, a distinction is made between double glazing, common in renovations, and triple glazing, which insulates more but is heavier. Depending on the situation, the glazing can also be chosen to reduce noise or limit glare.

When to call a professional about your windows

Several signs call for an opinion: mist between the two panes, draughts around the frame, wood that swells or splits, seals that no longer close, repeated condensation on the glass or street noise coming into the rooms.

Replacement is also a matter of planning. It is often wiser to coordinate it with other façade, insulation or painting work, so as not to open the same site twice. Poorly sealed installation causes damage that comes to light months later: mould in the reveal, damaged plaster, shutters that no longer fit.

For a single damaged window, a tradesperson may suggest repairing rather than replacing. This is a question your quote should address.

Training, standards and trade rules in Switzerland

Window fitting often falls under carpentry, with professionals holding a CFC (the Swiss federal vocational certificate) as a carpenter, and under glasswork for the glazing. A CFC attests to recognised basic training, but it does not replace a site visit: ask the company that will actually work at your home, and on what type of building it usually works.

A building’s insulation requirements depend on cantonal energy laws, which apply in particular when windows are replaced in an existing building. Details change according to the canton and the nature of the work: do not rely on a general rule, and ask the municipality or the cantonal energy office what applies to your case.

Permits, energy and heritage: what changes from one canton to another

Geneva

In Geneva, building permits are issued by the canton, through the Office des autorisations de construire. The cantonal energy law (LEn) and the cantonal energy office (OCEN) frame the energy side, and the subsidies of the Buildings Programme in Geneva depend on them. Many rental buildings are run by property managers: changing windows then goes through them. The old town and protected districts may impose constraints on material and design.

Vaud

In the canton of Vaud, the building permit is issued by the municipality. When cantonal departments must give an opinion, the file goes through the cantonal permits centre (CAMAC). The Vaud energy law and the cantonal energy directorate set the framework, with a cantonal subsidy programme. Old towns and the Lavaux vineyard, a World Heritage site, call for particular attention to the look of façades.

Valais

In Valais, the building permit is issued by the municipality within the building zone, and by a cantonal commission outside it. The cantonal service for energy and hydropower manages the cantonal subsidy programme. Chalets often have to respect the character of the built environment; in the municipalities concerned, the federal law on second homes also applies to certain dwellings.

Fribourg

Building permit applications are filed through the cantonal FRIAC platform, and the permit is issued by the prefecture or the municipality depending on the type of work. The cantonal energy service manages a subsidy programme. The canton is bilingual and has protected old towns, where the look of windows may be regulated.

Neuchâtel

Applications go through the cantonal SATAC counter, with the decision remaining municipal. The cantonal service for energy and the environment handles energy, with a cantonal subsidy programme. The watchmaking heritage of La Chaux-de-Fonds and Le Locle, listed by UNESCO, makes façade questions sensitive in both towns.

Jura

The building permit is issued by the municipality or by the canton depending on the scale of the project. The cantonal energy section offers a subsidy programme. The old towns of Delémont, Porrentruy and Saint-Ursanne deserve a check before any change of façade windows.

Biel/Bienne and the canton of Bern

In Biel/Bienne, as elsewhere in the canton of Bern, the building permit is issued by the municipality or the prefecture depending on the project. The cantonal office for the environment and energy manages the subsidy programme. The city is officially bilingual, French and German: a quote or a contract may be offered to you in either language.

Noise, altitude and protected buildings: what guides the choice

Three factors come up in almost every project in Western Switzerland.

  • Noise: a busy road, a railway line or proximity to an airport may justify glazing chosen for acoustics and careful installation, as a faulty seal cancels the effect of the glass.
  • Altitude and climate: in the mountains or on the Jura heights, cold, snow and temperature swings weigh on the choice of frame and glazing.
  • Heritage: in an old town or on a protected building, the material and design of the windows may be imposed. A window ordered before checking this point may have to be redone.

Preparing your quote request for windows

The more precise your description, the more comparable the replies will be. If possible, gather:

  • the type of building (house, apartment block, chalet, flat) and its approximate age;
  • the number of windows concerned, their location and whether some are large picture windows or roof windows;
  • the current material and the one you are considering, or your openness to advice;
  • your priorities: insulation, noise, appearance, upkeep;
  • your status: owner, co-ownership, or tenant with the landlord’s consent;
  • known constraints: protected building, co-ownership rules, planned façade work.

Photos of the windows and the façade help to frame the project. Also allow for the possibility of a site visit: measuring an opening correctly is the basis of any reliable quote.

What a serious quote details, and what makes the cost vary

A useful quote describes each item separately: supply of the windows (material, type of glazing, colour, opening method), removal of the old windows and disposal, installation, sealing and interior and exterior finishes, as well as any additional work. It specifies what is included and what is not, the payment terms and the announced timescales.

The cost depends mainly on:

  • the number, size and shape of the windows;
  • the frame material and the type of glazing;
  • access to the site, the floor and the need for scaffolding;
  • the condition of the reveals and the masonry around them;
  • heritage or acoustic requirements;
  • coordination with other work.

Compare quotes that describe the same thing: a lower price may simply omit removal, disposal or finishes. No figure can replace a site visit.

Window replacement work in a building is in principle work on immovable property: for defects, the Code of Obligations provides a period of 5 years (art. 371 CO). For work on movable property, the period is 2 years. In all cases, report a defect in writing as soon as you notice it.

If the company’s contract refers to the SIA 118 standard (the Swiss Society of Engineers and Architects’ general conditions for construction work), it applies in addition to the rules of the Code of Obligations. Re-read the quote and the conditions before signing, and keep the invoice, the contract and your correspondence.

Frequently asked questions

Is window replacement subsidised in Western Switzerland?
Often, support exists only if the replacement is part of a wider energy renovation of the building, depending on each canton's programme. Conditions differ from one canton to the next: check with the cantonal energy office before signing a quote, as an application filed after the work is rarely accepted.
Do I need a permit to change my windows?
It depends on the municipality, the canton and the building. A like-for-like replacement may require nothing, whereas a change of material, colour or design, or a listed building, may require a permit. Check with the municipality or the relevant cantonal office before ordering.
Double or triple glazing: which should I choose?
The choice depends on orientation, altitude, outside noise, the weight the existing frames can bear and your budget. Triple glazing insulates better but weighs more and may require adapted frames. The professional who visits the site is best placed to advise you.
Can a tenant have the windows of their home replaced?
No, not on their own initiative: windows are part of the building. The written consent of the landlord or property manager is needed, and they decide the material, the colour and the timing. Without that consent, do not request any quote in your own name.
How long does the warranty on installed windows last?
For work on immovable property, the Code of Obligations (CO) provides 5 years for hidden defects (art. 371 CO). For work on movable property, the period is 2 years. If the contract refers to the SIA 118 standard, its rules apply in addition, so re-read the contract before signing.
