Are you looking for a heat pump in Carouge, or a heat pump heating installation for a house, an apartment building or a co-owned property in the town? The choice of technology depends on the space available, the neighbours and the status of the building, far more than on the brand. This page explains what Carouge’s buildings change for this work and how to prepare your request.
On SOS Travaux, you describe your project online; it is passed on to tradespeople and companies in the region, who contact you to prepare a free, no-obligation quote.
Heat pump in Carouge: which technology for which building?
There are three families, and Carouge encounters all of them to very different degrees.
- Air-water: an outdoor unit draws heat from the air. It is the most common solution in urban areas, because it needs no drilling. It does, however, require a position that meets the noise regulations.
- Ground-water (geothermal probes): a borehole goes down into the ground. It requires a cantonal permit linked to groundwater protection and is not allowed everywhere.
- Water-water: it draws from an aquifer, which is also subject to water protection rules and a strict framework.
In Carouge, the plot often decides before the budget does. A villa with a garden offers options that a block in a dense row does not.
Old Carouge: low houses, inner courtyards, grid-pattern streets
Old Carouge was built in the 18th century under the Kings of Sardinia, with low houses, inner courtyards and streets laid out in a grid. This layout has practical consequences for a heat pump:
- Few free façades. An outdoor unit fixed to a street-facing façade is visible, and the area is protected. Placing it in an inner courtyard sometimes solves the question of appearance, but brings it closer to neighbouring windows.
- Narrow courtyards. A courtyard surrounded by buildings reflects sound: the noise of a fan echoes more there than on open ground. Compliance with the OPB limits is judged where the noise is heard, that is, at the neighbour’s.
- Access. The grid streets and passages under archways limit the movement of equipment. An installer must know how the unit, the tank and the pipes will reach the technical room.
- Older buildings. Thick walls and period windows do not heat like a recent home. A heat pump works best at low temperature; a professional therefore needs to assess whether the existing radiators are suitable or whether the building envelope should be improved first.
As the old town and other areas are protected, the question of permits arises from the start. Do not order anything before asking the relevant cantonal department what is permitted for your address.
Pinchat, la Fontenette and the more recent districts
Around Pinchat and la Fontenette, the buildings are more recent: apartment buildings, residences and a few detached houses. The constraints there are different.
In an apartment building, the subject is most often the replacement of a shared boiler with a heat pump. The questions then concern the position of the units (roof, courtyard, car park), the ability to produce hot water for all the flats and the connection to the existing distribution network. Decisions go through the owner or the co-owners’ meeting, often with a property manager coordinating.
In a villa, you have more freedom: garden, technical room, and sometimes the possibility of considering a probe. Even there, the distance to plot boundaries and neighbouring houses matters for noise. An air-water heat pump placed near a neighbour’s terrace causes more problems than a unit at the bottom of the garden.
What the location changes: dense town, lakeside, mild winters
Geneva is a very urban canton, beside the lake, with mild winters on the plain and hot summers in town. For a heat pump, this gives two cautious takeaways:
- A fairly mild lowland climate suits an air-water heat pump well, which does not face the conditions of a mountain site.
- Hot summers in town make reversibility a real topic: some heat pumps can also cool. If you are torn between heating and air conditioning, see also the page on air conditioning in Carouge.
The proximity of the Arve and the aquifer makes groundwater a very serious matter. That is why probes and water abstraction require a cantonal permit and are not decided lightly.
Permits and approvals: what to check before signing
In Geneva, building permits are issued by the canton, through the Office des autorisations de construire. For a heat pump, here are the points to check:
- Geothermal probe: cantonal permit (groundwater protection), and the possibility is not guaranteed, depending on the plot.
- Outdoor air-water heat pump: compliance with the OPB, and a possible building permit depending on the municipality and the project.
- Protected area: in Old Carouge or another protected district, find out what is permitted before placing any order.
- Energy: the cantonal energy law (LEn) governs the replacement of heating systems; the Office cantonal de l’énergie (OCEN) is the contact for the requirements and for grants.
- Landlord’s or co-ownership’s approval: a tenant cannot decide alone. In a co-ownership, a decision by the owners’ meeting is generally required.
These rules change. Always confirm the situation for your address with the municipality or the relevant cantonal department.
Subsidies: the Buildings Programme in Geneva
Support may be granted under the Buildings Programme, on which subsidies depend in Geneva via the OCEN. We quote no amounts: the conditions change. The main thing is to check with the office, before signing, whether your project is eligible and whether the application must be filed before the work starts. Ask the installer to make sure the quote can support the application.
Preparing your request and comparing quotes in Carouge
The more precise your description, the more comparable the quotes will be. State:
- the type of building (villa, rental building, co-ownership, house in Old Carouge) and its approximate year;
- the current heating (oil, gas, electric, other) and the position of the boiler room;
- the type of heat distribution (radiators, underfloor heating);
- the space available for an outdoor unit or a borehole, and the distance to neighbours;
- your status: owner, co-owner, tenant with the landlord’s approval.
A good quote details the unit and its output, the removal of the old system, the hot water tank, the hydraulic and electrical connections, the commissioning, and states who handles the administrative procedures. If a probe is planned, it separates the drilling from the rest.
The cost varies with the technology (a borehole is nothing like an outdoor unit), the output required, the state of the insulation, the existing heat distribution, the difficulty of access and the procedures. Compare quotes that describe the same services, otherwise the comparison is worthless.
