Looking for a company for thermal insulation in Montreux starts with a question: at what altitude is the building? Between the shores of Lake Geneva and the villages above, winter is not the same, and neither is insulation work. Here is what to know before asking for quotes to insulate a house, a block of flats or a single flat.
The most common insulation work in Montreux’s neighbourhoods
An insulation project rarely involves just one item. Frequent jobs include:
- the roof and loft: insulating the roof or the loft floor, which is often where heat escapes first;
- the facades, from the outside or from the inside;
- floors and cellars: insulating the ceiling of an unheated cellar or the floor of a ground-floor flat;
- thermal bridges: corners, balconies, window sills, junctions between slab and wall;
- window replacement, often dealt with together with the facades.
Montreux climbs up a slope, from the quays to Glion, Caux and Chernex. The same type of work therefore does not mean the same thing in every neighbourhood. Near the lake, with its mild climate, people mostly insulate for comfort and for the heating bill. Higher up, where winter brings snow, the building envelope is under strain for much longer each year.
Insulating by the lake or higher up: what altitude changes
The canton of Vaud runs from the fairly mild shores of Lake Geneva to the snowy Vaud Alps. Montreux sits between the two, and a single municipal territory covers that gap. In practice:
- On the quays and at the bottom of the slope, buildings face fewer extreme cold spells. The challenge is often to improve an older building that has never been upgraded, or to deal with damp in a cellar and the floor of a ground-floor flat.
- In Glion, Caux and Chernex, winters make insulating the roof, loft and windows more important. Slopes can also mean narrow access: delivering materials or putting up scaffolding may need special preparation. Mention it as soon as you request a quote.
- On sloping ground, site access, material storage and scaffolding for a facade all affect the organisation of the work, and therefore the quote.
No general rule replaces a site visit: the company will look at the orientation, the condition of the roof and the existing structure.
Older buildings and protected places around Montreux
Montreux is known for the Montreux Jazz Festival and Chillon Castle, and its landscape is part of the image of the Riviera. The Lavaux vineyards, a World Heritage site, are in the canton of Vaud, and old town centres there are subject to specific rules. For your project, this means one thing: the older or more visible the building, the more you need to check what is allowed before choosing the technique.
In practice:
- internal insulation preserves the look of the facade, which may be the only acceptable option for an older or prominently located building;
- external insulation changes the thickness of the wall, the window surrounds and sometimes the cornices;
- replacing windows changes the look of the facade: colour, divisions and material may be open to discussion.
If your property is in a sensitive area, ask the commune which rules apply before requesting detailed quotes. This avoids comparing offers for a project that might not be authorised.
Permits, energy and owner’s consent: the procedures
In the canton of Vaud, the building permit is issued by the commune’s municipality. When cantonal departments must give an opinion, the file goes through the cantonal permit centre (CAMAC). On energy, the framework is the Vaud energy law, overseen by the cantonal energy department, which also runs a cantonal subsidy programme.
What this means in practice:
- External insulation: it changes the facade, so a permit may be required depending on the commune and the building. Check with the relevant department of the commune of Montreux.
- Internal insulation, lofts, cellars: requirements are often lighter, but do not assume so. A question to the commune is enough.
- Subsidies: the Buildings Programme may support some work, as may the canton’s programme. Conditions and application deadlines should be checked before you sign the quote.
- Owner, co-ownership, tenant: in a PPE (condominium ownership), the facade and roof are common parts, so a decision by the community of co-owners is needed. A tenant needs the landlord’s agreement, as the landlord remains in charge of work on the envelope.
The CECB (the cantonal energy certificate for buildings) is a good starting point: it helps you decide which work to do first, rather than replacing the windows when the roof is the main problem.
Preparing your insulation quote request in Montreux
The more precise your description, the more comparable the quotes will be. State:
- the type of property (house, rental block, flat in a PPE) and its approximate year of construction;
- the neighbourhood or village, since altitude and access matter;
- the items to be dealt with: roof, loft, facades, cellars, windows;
- the symptoms: cold rooms in winter, condensation, mould, draughts, a heating system that struggles;
- whether you have a CECB or a specialist’s report;
- your constraints: older or protected building, difficult access, living on site during the work;
- the agreement of the co-owners or landlord, if needed.
You can then request a quote: your request is passed on to craftspeople and companies in the region, who will contact you with a free, no-obligation quote.
Comparing quotes without mistakes
A serious insulation quote details each item. Check that it specifies:
- the technique and materials: type of insulation, thickness, finish of the facade or of the underside of the roof;
- the area treated for each item, so you can compare one offer with another;
- the treatment of thermal bridges: are they taken into account, or left out?
- scaffolding, protection, waste removal: included or extra;
- the procedures: who handles the permit application or the subsidy request;
- the windows, if included: fitting, junctions with the insulation, interior finishes;
- what remains your responsibility: painting, floor repairs, making good.
The cost varies with the area, the condition of the substrate, the technique chosen, site access (slope, scaffolding, narrowness), the height of the building and the level of finish. That is why two quotes can differ without either being “wrong”: compare what is included, not just the total.
